When we acquired these two adjoining buildings, they were tired, underbuilt, and dragging down the corner. 155-20 was a one-apartment-over-one-store setup; 155-18 was a simple two-unit.
Both were gutted and reconfigured into legal three-unit residential buildings. The backyard—once an overgrown dumping ground—was cleared, paved, and converted into secured parking for six vehicles, turning wasted space into a high-value amenity. The dated, graffiti-covered facades were replaced with a bold black-and-gray exterior that completely redefined the block’s presence.
Within months, the property’s value surged enough to justify an early refinance, and it has since appreciated to more than double its acquisition basis—delivering a flagship-level equity multiple and cementing its place as one of Argentum’s most visible neighborhood transformations.
